Overview
Project Introduction – Opportunities and Challenges
Located at 27 Thai Thinh Street, Dong Da District, Hanoi, Le Capitole is a mixed use development integrating luxury apartments, office spaces, commercial services, and serviced accommodation. The project comprises 21 above ground floors with a total of 172 residential units, including 5 penthouses. Designed with a modern and intelligent architectural approach, Le Capitole targets the premium segment and is developed in line with international standards.
When BFROS was selected to deliver the lighting system for the entire project, light was envisioned as far more than a source of illumination. It became an architectural accent, an emotional layer of the living experience, and an important element of the project’s visual identity.
Lighting Solutions Applied at Le Capitole
Exterior & Façade Lighting
The reflective glass façade of Le Capitole is both visually sophisticated and technically challenging from a lighting design perspective.
BFROS selected a combination of linear LED contour lighting and upward façade illumination to create a soft “luminous outline” around the building. This approach allows the architectural massing to stand out after dark while minimising glare for pedestrians and road users below.
The key principle is controlled reflection. Every luminaire is positioned at a carefully calculated angle and output level to enhance the architectural form while maintaining the refined visual quality expected of a premium development.
Public & Service Areas – Lobby and Corridors
In the reception lobby and circulation areas, BFROS prioritised high CRI recessed luminaires with CRI ≥ 90 to ensure accurate colour rendering and to enhance skin tones, interior finishes, and material textures.
These are complemented by decorative luminaires such as chandeliers and elegantly designed wall sconces. As a result, lighting serves not only a functional purpose but also becomes an emotional design material, helping shape the experience of residents and visitors from the moment they enter the building.
Retail & Office Areas
For functional areas requiring a high degree of flexibility, BFROS implemented adjustable track lighting and spotlight systems.
These solutions provide sufficient ambient illumination while allowing precise accent lighting for products, displays, or specific architectural zones that require greater visual emphasis.
Colour temperature was carefully considered according to function. Neutral white light at 4000K creates a comfortable and professional atmosphere, while cooler 5000K lighting is used selectively in areas where higher alertness or enhanced visibility of fine details is required.
Luxury Residences
Within the apartments, where residents spend much of their time living, relaxing, and recovering, the lighting environment needs to transition smoothly between day and night.
During the daytime, large openings and generous glazing maximise access to natural daylight.
After dark, BFROS uses warm 3000K downlighting in combination with mood lighting, reading lights, and accent lighting to create an atmosphere that feels calm, intimate, and welcoming.
Every layer of light is designed to support a different moment of daily life, allowing each illuminated corner to contribute to the story of the home.
The Role of BFROS – A Comprehensive Lighting Partner
At Le Capitole, BFROS acted not merely as a lighting equipment supplier, but as a comprehensive consulting and implementation partner.
From the early design stage, An Phuoc’s lighting engineering team worked closely with the developer to define the appropriate lighting character for the project and optimise key technical parameters such as CRI, colour temperature, illuminance levels, and light distribution for each functional area.
The objective was to achieve the right balance between visual quality, comfort, architectural aesthetics, and energy efficiency.
BFROS consulted on and supplied the complete premium LED lighting system, ranging from contour lighting and façade luminaires for reflective glass surfaces to recessed downlights, chandeliers, and mood lighting systems within the apartments.
All lighting products were selected to meet high performance standards, including CRI ≥ 90, while maintaining visual consistency with the project’s refined interior design and delivering reliable operation across demanding environments such as reception areas, corridors, retail spaces, offices, and private residences.
BFROS’s installation team also carried out on site supervision and lighting calibration based on both the technical drawings and actual operating conditions.
This process ensured that every space achieved its intended function, visual atmosphere, and emotional experience.
